We are an incorporated property owners’ association, a privately owned deed restricted community run by a volunteer elected board, governing 188 residential properties with covenants & bylaws, funded by member association yearly dues of $410, with a commons area of a community clubhouse and business office with recreational facilities consisting of a community room with big screen TV, computer, kitchen facility, a billiard table room (2 tables), darts, horseshoe pits, shuffleboard, bean bag game boards, with many planned events/activities by our Recreation Committee, posted outside community building front door, on our Facebook page, signage, & by email qualified owner/renter provides. We also have a parking lot for overflow resident parking or autos of more than 3 permitted at residence, motorhome, camper, trailer storage (limit to 1,000 ton weight & a signed form/license # & approval). Our pool & showers are open during daylight hours entered with a keycard, requested at office. Office/recreation facility is open during posted office hours which vary based on the season. Facilities open to members in good standing with dues including renters whose landlords are in good standing with dues (please inquire of dues/fees standing with manager prior to signing lease if wanting to use facilities). Facilities' use includes owner’s limited guests entry with prior manager approval and sign in. Fee for guest may apply.
Our yearly assessments/dues help maintain/improve our commons area & supplies, office manager wages, monies for taxes, insurance, misc. necessary expenses in our yearly budget, commons area lawn care (owners maintain their lawns). Much of our entertainment events and maintenance is done by volunteer members and always appreciate all those who become involved in making this a wonderful place to live. At times, a special assessment may be placed in effect for major repairs to our facility and roads.

Our homeowner association is comprised of all ages and owner types. It originated as a 55 and over community and has evolved into a community of all ages and owner types. We have many northern & local retirees, families with children and singles that find this association a great place to live. Some part-time northern retirees, both homeowners and renters, originate from Ontario, Canada, MN, IL, IN, NY, OH, Scotland & elsewhere. We have a few landlord owner investors, but mostly homeowner/residents.

We require all future interested buyers request an estoppel letter from our business manager/office, which is required by Florida law. It lists our dues, fees and any past dues/fines/fees owed to our association that are due before the new owner can legally receive title to the new residence. All owners, including investor owners, and renters are required to register with our office upon ownership/occupancy and provide their name, address, phone number, vehicle license numbers, email address and mailing address if different from Country Village address and to receive our covenants/bylaws and rules and regulations.
